In Tamil Nadu you pay 7% stamp duty and 2% registration fee on the higher of the guideline value and the price in your deed. How to find the guideline value on tnreginet
- Open tnreginet.gov.in and choose “Guideline Value” from the menu (no login needed).
- Pick “Street-wise” for a house / flat in a town, or “Survey number-wise” for land in a village.
- Select zone, sub-registrar office, village and street / survey number; the value is shown per sq ft (or per hectare for agricultural land).
- Note the “effective from” date: Tamil Nadu revised values from 1 July 2024 in many areas*, so older printouts can be wrong.
- For a flat, the value of the undivided share of land (UDS) and the building is used; ask the builder for the UDS area in sq ft.

Price below the guideline value?
- Duty is charged on the guideline value even if the deed shows a lower price; the sub-registrar will not register at a lower value.
- If you think the guideline value is wrong (for example a narrow lane priced like the main road), you can apply to the District Revenue Officer (stamps) under Section 47A of the Indian Stamp Act for a fresh valuation*.
- Paying the seller less “on paper” and the rest in cash is illegal and makes your loan smaller.
