A Karnataka RTC (Record of Rights, Tenancy and Crops, also called pahani) shows the extent as acre-gunta-anna, for example “2-20-08” = 2 acres 20 guntas 8 annas. One gunta is 1,089 sq ft and one anna is 1/16 gunta, so 2-20-08 is about 1,09,445 sq ft or 2.51 acres. You can view the RTC free on the Bhoomi land records site (landrecords.karnataka.gov.in) with the survey, surnoc and hissa number; the tool below converts the extent and tells you what else to check.

Mutation (MR) and the RTC
After a sale deed is registered on Kaveri, the deed is sent to Bhoomi and a mutation notice is issued to all owners. If no one objects within about 30 days*, the revenue inspector approves the mutation and the RTC shows the new owner with the MR number. If your RTC still shows the old owner months later, ask the taluk office for the MR status.
Before you buy agricultural land in Karnataka
- RTC and MR of the last 30-40 years show a clean chain of owners.
- No liability in column 9/11 and EC (Form 15 or 16 from Kaveri Online) is clean.
- Survey sketch / tippan matches the land on the ground.
- Buying agricultural land is open to non-farmers after the 2020 amendment, but some land (SC/ST granted “PTCL” land) cannot be bought without permission.
- For a house plot you need DC conversion and an approved layout; panchayat plots show on e-Swathu (see our e-Swathu record checker).
