A Tamil Nadu patta shows the land extent in hectare and are, written like “0 – 45.50” (0 hectare, 45.50 are). That is 1.124 acres, or 112.4 cents, or about 48,976 sq ft. Patta and chitta are free to view and download on the state’s eservices portal; this page explains what each column means, converts the extent into the units buyers use, and lists the records you must check for your purpose.

Patta, chitta, A-register, FMB: what each one is
| Record | What it shows | Where to get it |
|---|---|---|
| Patta | Owner (pattadar) name, patta number, district/taluk/village, survey number and sub-division, extent in hectare-are, nanjai (wet) / punjai (dry) / others, tax (theervai) | eservices.tn.gov.in → View Patta & FMB / Chitta / TSLR Extract (free, with a verification code) |
| Chitta | Old village revenue record of the same land: owner, extent, land type and assessment; now printed with patta as “Patta / Chitta” | Same portal |
| A-Register (Adangal) | Village-level register: survey number, old and new numbers, land classification (government / private, poramboke), extent | Same portal (A-Register extract) |
| FMB sketch | Field Measurement Book map of the survey number with side lengths in metres/links; shows sub-divisions | Same portal (FMB sketch) |
| EC (Encumbrance Certificate) | Every registered deed (sale, mortgage, gift) on the property for the period you ask | tnreginet.gov.in → Encumbrance Certificate (view free, certified copy for a fee) |
| Guideline value | Government value per sq ft / hectare for each survey number; stamp duty is on the higher of this and your price | tnreginet.gov.in → Guideline Value |
How to read the extent on your patta
- The extent column has two numbers: hectares and ares. “0 – 45.50” = 0 hectare + 45.50 are. “1 – 02.00” = 1 hectare + 2 are.
- 1 are = 100 sq m = 2.471 cents. So 45.50 are = 4,550 sq m = 112.43 cents = 1.124 acres.
- Nanjai is wet (irrigated) land, punjai is dry land, “manavari” is rain-fed. The land type decides the guideline value and some approvals.
- If the patta shows a joint patta (several names), each owner’s share is not split; a sub-division (FMB) and separate patta are needed before selling only your share.
- For a house plot in a town, patta may be a “town survey” (TS) number with extent in sq m; choose square feet or convert sq m ÷ 0.0929.

- Patta is in the seller’s name and the extent matches the sale deed.
- EC for 30 years shows no unpaid mortgage or second sale.
- FMB measurements match the plot on the ground (hire a licensed surveyor if unsure).
- A-register does not show the land as government poramboke or temple land.
- Approved layout (DTCP / CMDA) for house plots; unapproved plots need regularisation.
- Stamp duty: 7% + 2% registration on the higher of guideline value and price; see our stamp duty calculator.

Patta Chitta: frequently asked questions
What is the difference between patta and chitta? Patta is the ownership record of the land in the owner’s name; chitta is the village revenue record of the same land (extent, type, tax). Today both are printed together as Patta / Chitta.
How do I convert patta hectare-are to acres? Hectares × 2.471 + ares × 0.02471. For example 0 – 45.50 = 45.50 × 0.02471 = 1.124 acres (112.4 cents).
Is a patta copy downloaded online valid? Yes, the online patta carries a reference number that anyone can verify on eservices.tn.gov.in; banks and courts accept it.
How long does patta transfer take after registration? Transfer is usually started automatically after the sale deed is registered; simple transfers take a few weeks, sub-division cases longer*.
How many years of EC should I check? At least 13 years for a loan and 30 years before buying, so that every earlier sale and mortgage is seen.
